According to the
Canada Mortgage Housing Corporation, Canada’s rental housing vacancy rate has held steady over the past two years. Vacancies were at 3.1% in October 2021, a statistically insignificant change from 3.2% in 2021. But across the country, the rental vacancy rate varies wildly, ranging from roughly 1% in Halifax and Vancouver to over 7% in Edmonton and Regina. Toronto is sitting at 4.6% — well up from the 1.1% it was in 2019 but lower than 2020’s 50-year high of 5.7%.
